One of the many tasks of a surveying firm is to stay abreast of the rules and laws concerning the division of land. The State of Arizona has its own land division laws and each County as well as most Cities or towns have designated zoning and minor land division requirements. When you hire a surveyor to divide your land into separate parcels, these parcels are shown on a results of survey map and legal descriptions are written, sealed and signed for each parcel, as well as any easements that need to be created for access and or utility purposes. These legal descriptions are then used to prepare deeds or legal instruments for recordation. In most cases, the client or owner plays a key role in determining the shapes and sizes of each parcel.
